MARCO MELBOURNE RENTAL GUARANTEE

TERMS AND CONDITIONS

1. Promotion	Marco Melbourne Rental Guarantee
2. Promoter	Growland Real Estate Pty Ltd Level 27, 150 Lonsdale Street MELBOURNE VIC 3000
3. Participants	(a) Purchasers who : i. are not clients of any other real estate agents who have introduced the purchaser to the Project; and ii. enter into a Qualifying Contract of Sale during the Promotion Period for lots located in Marco Melbourne. (b) Where the participant is an individual or multiple individuals: i. each individual must be 18 years of age; ii. each of the individual must be a person who is lawfully entitled to reside in Australia permanently.
4. Definitions	Lot refers to the property that is subject of the Qualifying Contract of Sale Promotion Period means the period commencing 9.00 am AEST on 24 May 2022 and ending on 5.00 pm AEST on 30 June 2022. Marco Melbourne refers to Marco Melbourne 42-48 Balston Street, Southbank Victoria. Qualifying Contract of Sale means a contract of sale duly exchanged between the vendor and the participant which : (a) is unconditional and the purchaser has not exercised any right to cool off; (b) for a purchase of a lot in Marco Melbourne; and (c) the purchaser has paid the 10% deposit in clear funds.
5. Incentive	(a) Subject to the Participant complying with the terms set out in this document, the Promoter will enter into a rental guarantee deed for a period of 12 months commencing from the settlement date. (b) The amount of the rental guarantee shall be an amount not exceeding 5% of the net purchase price in the Qualifying Contract of Sale.
6. Limitation on Incentives	(a) There is only one Incentive available for each contract of sale. Where a participant is a multiple person participant, then the Incentive will be offered jointly to all such persons. (b) Participants who: i. At the start of the Promotion Period, have accepted or exchanged contract of sale for a Lot; and ii. During the Promotional Period, cancel or terminate such contract of sale Are not eligible to receive an Incentive. (c) This Incentive is not available in conjunction with any other offer.
7. Eligibility	(a) The Participant must : i. not be in default under the Qualifying Contract of Sale; ii. settle the Qualifying Contract of Sale by the settlement date stipulated in the said contract; iii. enter into an exclusive leasing authority with the Promoter for the period of the rental guarantee; and iv. within 14 days of request from the Promoter, sign the relevant lease with a tenant proposed by the Promoter. (b) All taxes which may be payable as a consequence of receiving an Incentive are the sole responsibility of each participant.
8. Payment	The Incentive will be paid monthly in arrears from settlement date.
9. Privacy and collection notice	(a) The Promoter will collect and use each participant’s personal information for the purposes of : i. Conducting the Promotion, making public statements and advertisements in relation to the Promotion; ii. Provide the participant’s information to third parties and related entities of the Promoter for the purposes of providing information to the participant about products and services provided by the Promoter and its related entities; iii. Research (b) The participant consents to the use of their personal information as set out in item 11(a).
10. Marketing	Each participant agrees to participate, cooperate, as required, in all publicity activities relating to the Promotion, including, without limitation, being interviewed, photographed, filmed and recorded. Each participant authorises the Promoter to use such content for advertising and publicity purposes in any media worldwide.
